Knowing more helps you move with confidence
In New Zealand, a real estate agent can be an individual or a licensed business that owns or runs a real estate agency. Agents hold a higher level of qualification and experience than salespersons and can operate independently. A salesperson is a licensed individual who works under an agent, and both are licensed under the Real Estate Agents Act 2008.
Always one of the top property faq’s: Choose a local real estate agent with a proven sales record, in-depth knowledge of the West Coast or New Zealand property market, and excellent communication skills. The right agent will help sellers achieve top sale prices and guide buyers to find the right home.
A property appraisal for West Coast homes whether it be in towns like Hokitika or small settlements like Franz Josef or Hari Hari should consider recent comparable sales, current market trends, and your home’s features. Euan Mackenzie is a Licensed Agent and can provide an accurate property appraisal to help guide you with the best method of sale and pricing structure.
Selling costs include real estate agent commissions (visit my selling page), marketing (online listings, photography, and signage), legal fees, and any necessary repairs or home staging. Euan’s market appraisal explains all the costs associated with selling through Mackenzies Real Estate.
When you sell with me, I make the process simple and stress-free. I provide a local market appraisal, prepare and market your property online and across social channels, and host open homes and private viewings. I manage offers and negotiate to get you the best price. Finally, I guide you through the legal settlement so everything runs smoothly.
There’s really no set selling season anymore. Buyers move for many reasons, like jobs, schools, or lifestyle changes, so your timing is personal. While spring, summer, and autumn often have better weather and more activity, the best time to sell is when it fits your needs. I’ll help you plan your sale to match your circumstances and the local market.
I’ll help you get the best price by first understanding your goals and what’s important to you in the sale. Together, we’ll decide if investing in minor repairs or styling makes sense (see tips from Better Homes & Gardens), and I’ll ensure your property reaches the right buyers. My award-winning marketing and negotiation strategies are designed to showcase your home and achieve maximum value.
All of our listings on my website provide access to sale documents, including the title, to help you make an informed buying decision. A LIM can be obtained from Westland District Council and contains all the information the council holds on the property. Having these documents prior to offering should help you feel confident about a purchase.
There are a few ways to sell: auction, tender, or private treaty. I’ll advise which method best suits your property, timeline, and the local market, helping attract motivated buyers and achieve the best price.
My job is to showcase your property, answer buyers’ questions, and gauge interest while keeping you informed. Sellers usually vacate during inspections so buyers can view the home comfortably, creating a positive impression and better engagement. When there’s strong interest, I will direct potential buyers to an existing appointment to minimize disruption for you.
