Answers to the most common questions
In New Zealand, a real estate agent can be an individual or a licensed business that owns or runs an agency. Agents hold a higher level of qualification and experience than salespersons and can operate independently. A salesperson is a licensed individual who works under an agent — both licensed under the Real Estate Agents Act 2008.
Choose a local agent with a proven sales record, in-depth knowledge of the West Coast or wider New Zealand market, and excellent communication skills. The right agent helps sellers achieve top prices and guides buyers to the right home.
An appraisal for West Coast homes — whether in Hokitika or smaller settlements like Franz Josef or Hari Hari — should consider recent comparable sales, current market trends and your home’s features. As a Licensed Agent I provide an accurate appraisal to guide you on the best method of sale and pricing.
Selling costs include agent commission (see my selling page), marketing (online listings, photography and signage), legal fees, and any necessary repairs or staging. My market appraisal explains every cost associated with selling through Mackenzies Real Estate.
I make it simple and stress-free: a local market appraisal, preparing and marketing your property online and across social channels, hosting open homes and private viewings, managing offers and negotiating the best price — then guiding you through the legal settlement so everything runs smoothly.
There’s really no set selling season anymore. Buyers move for jobs, schools or lifestyle, so your timing is personal. Spring, summer and autumn often bring better weather and more activity, but the best time to sell is when it fits your needs — and I’ll help you plan around your circumstances and the local market.
First I understand your goals and what matters in the sale. Together we’ll decide whether minor repairs or styling make sense, and I’ll ensure your property reaches the right buyers. My award-winning marketing and negotiation strategies are designed to showcase your home and achieve maximum value.
All my listings provide access to sale documents, including the title, to help you make an informed decision. A LIM can be obtained from the Westland District Council and contains everything the council holds on a property. Having these documents before offering should help you feel confident about a purchase.
There are a few ways to sell: auction, tender, or private treaty. I’ll advise which method best suits your property, timeline and the local market — helping attract motivated buyers and achieve the best price.
My job is to showcase your property, answer buyers’ questions and gauge interest while keeping you informed. Sellers usually vacate during inspections so buyers can view the home comfortably. When there’s strong interest, I’ll direct potential buyers to an existing appointment to minimise disruption for you.
